RICS Red Book Valuation.

A formal valuation carried out by a RICS registered surveyor and recognised by HMRC. Edwards & Co manages access and coordination to deliver a compliant report that gives solicitors and executors a clear and reliable basis for decision making.

Frequently asked questions.

How quickly can a valuation be arranged?

Most valuations can be arranged within a few days depending on access and location. If required, we contact the executor or key holder directly, coordinate the appointments and keep the solicitor updated throughout. Our aim is to minimise delays so the probate process can move forward as smoothly as possible.

Do executors need to attend the valuation?

No. We can manage access on behalf of the solicitor or executor. If keys need to be collected from an office or neighbour, we can arrange this. We provide updates after the appointment and ensure executors feel informed without needing to attend in person.

When should a Dual Agent valuation be used?

A Dual Agent valuation is often helpful when an estate is not expected to incur inheritance tax or when an executor wants a practical view of the current market. It provides two independent agent opinions and a summary from Edwards & Co. Some solicitors also use this type of valuation when preparing probate forms, particularly if timing or cost is a consideration.

 

A Dual Agent valuation is not a formal valuation and may not be suitable for complex estates, dispute situations or cases where greater accuracy is required.

When is a Red Book valuation recommended?

A Red Book valuation is recommended when an estate may be taxable, when there is uncertainty around value or when a more formal approach is preferred. It is prepared by a RICS-registered surveyor and follows strict reporting standards that provide a clear evidence base for probate or tax purposes.

 

Although a Red Book valuation is not legally required in every taxable case, many solicitors prefer it for its accuracy, defensibility and clarity when submitting information to HMRC.

Is payment required immediately or up front?

No. We understand that funds are not always available early in the probate process. Edwards & Co can defer payment for valuations until the estate has funds or until completion of the property sale. This flexibility helps executors avoid upfront costs during the early stages of administration.
