Property Support for Probate.

Practical property maintenance for probate and private property matters.

We provide straightforward support where maintenance is required, whether as part of a wider instruction or as a stand alone service.

Practical Property Maintenance for Estates.

Property maintenance is often required during probate to enable access, address safety or condition issues, or prepare a property for its next stage. In some cases, maintenance is needed before a valuation or sale can proceed. In others, it is instructed on a standalone basis to resolve practical issues affecting the estate.

Edwards & Co provides property maintenance services that can be instructed independently or alongside valuation and sale work. Our focus is on resolving issues efficiently, proportionately and without unnecessary work or ongoing commitments.

What we can help with.

We support solicitors and executors with a range of practical maintenance and estate-related services, managed on a case-by-case basis depending on the property and the instruction.

Property Clearance.

Arranging full or partial clearance of a property, including furniture, personal effects and general contents, where required to enable access, valuation or sale.

Security.

Securing vacant properties through lock changes, boarding where appropriate and basic safety measures to reduce the risk of damage or unauthorised access.

Repairs and Minor Works.

Coordinating minor repairs or remedial works where issues affect safety, access or saleability. This may include small repairs identified during inspection or marketing.

Access Management.

Managing access to the property for surveyors, agents, contractors or insurers, including key collection and coordination where executors are unable to attend.

Vehicle Valuations and Sales.

Arranging valuations and sales of vehicles held within an estate, including coordination with specialist providers where appropriate and transfer of proceeds to the estate.

Contents Valuations.

Arranging valuations of significant contents within a property, including items that require specialist input, and assisting with secure storage where this is needed during probate.

Clear Scope, No Ongoing Commitment.

Property maintenance instructions are managed on a defined, task-by-task basis. There are no ongoing contracts and no assumption of continued involvement beyond the agreed works.

Before any work is carried out, we outline what is required, confirm costs and agree the scope with the solicitor or executor. Once approved, we coordinate the work through to completion and provide updates as needed.

If further issues are identified, these are discussed separately and without obligation. This approach allows maintenance to be dealt with efficiently while giving the estate flexibility as circumstances change.

Fees & Payment.

All maintenance work is agreed in advance. Before any instruction is issued, we confirm the scope of work, outline the expected costs and obtain approval from the solicitor or executor.

There are no ongoing charges and no automatic follow-on work. Fees relate only to the agreed tasks and are managed on a case-by-case basis.

Where appropriate, costs can be deferred and settled from estate funds or sale proceeds, helping to avoid upfront expense where funds are not immediately available during probate.

Our aim is to keep fees clear, proportionate and aligned with the needs of the estate.

Discuss Your Requirements.

If you are dealing with a property as part of a probate or estate matter and would like to discuss valuations, sale options or practical support, complete the form or contact us with the details and we will advise on the most appropriate way forward.

Our aim is to provide clear guidance, straightforward communication and a process that reduces pressure on solicitors and executors alike.
